The ground itself changes as you move from the water inland. Down toward the Sound and the Five Mile River the soil carries more sand and drains hard; further up toward the Merritt it gets heavier and holds. The lawns near the shore thin out because there's little holding moisture; the inland ones tighten and shut roots out. Core aeration relieves the compaction where that's the problem and, on the sandier side, gives overseed the soil contact it needs to establish rather than sitting loose on the surface. On a lawn that's worked this hard, an annual pass is what keeps it looking like it's supposed to.
